Area Ranking

The ranking data appears here. It consists of the zip code, city, county, state and percent change over the TIME PERIOD specified.

Area Ranking Display Screen

This screen allows you to view the relative price increase/decrease for selected counties/zipcodes. It is accessible through the Display button on  the Area Ranking Selection Screen.


Area Ranking Selection Screen

This screen allows you to select the areas for relative price increase/decrease analysis. The Uses Left counter will be decremented 1 for every 25 zip codes/counties retrieved. It is accessible through the FUNCTIONS button on the Single Property Screen.

To use this function you must first select a TIME PERIOD, an AREA to RANK and make an INDEX SELECTION. Next, select the ZIPCODES you want in the SELECT COUNTY/MMA box. The items you've selected will appear in the SELECTED box. Click on DISPLAY to view the results in the Area Ranking Display Screen.


Area To Rank

Clicking one of these buttons will display a list of items in the SELECT COUNTY/MMA box.

Cancel

Click on this to return to the previous screen.

Chart

You can Display the index for any of the items in the SELECTED box simply by clicking on that item and then the CHART button.

Chart Selection Screen

This screen allows the selection and display of specific indexes on a county and zip code level. To select a county chart,  you only need to select a county and a chart type.

The top left of the screen contains the property description Information where the user is prompted for various property characteristics. These are all optional and include: PURCHASE PRICE, PURCHASE DATE and CONDO. For property values and scores these fields must be filled.

The top right of the screen contains the chart description information. It includes the evaluation date, area, county, zip code and chart type for the selections made below. There are also four buttons to access additional functionality,  including:

OK
PRINT
CANCEL
RESET

The bottom of the screen contains the selection criteria lists, including:

MAJOR METROPOLITAN AREAS
COUNTIES
ZIPCODES
CHART TYPES


Condo

Enter "Y" (Yes) if the Property is single-samily attached. The default is single-family detached.

Counties

This is list of the counties available either in the MAJOR METROPOLITAN AREA selected or in All Counties, click on one to select it.

Display

Click on this button to Display the Chart once you have entered the ZIPCODE , PURCHASE PRICE and PURCHASE DATE.

(CONDO code and Property ID are optional.)


Display (Area Ranking Screen)

Click on this button to Display the Area Ranking Display Screen.


Enter Password

Enter the password supplied by Mortgage Risk to increase the Uses Left counter at the top right of the screen.

Exit

This will exit the HPA.

General Information

The HPA (Home Price Analyzer) is a tool designed for home price trend analysis. It is driven by a Database containing nearly 40,000 separate indexes that cover approximately 80% of the homes in the United States. The indexes themselves are computed using the repeat sales methodology from a database of over 40 million separate observations.

HPA functionality includes computation of a current VALUE and confidence SCORES for a home using the single property screen. Selection and display of a specific zip code index or county chart using the Chart Selection Screen. Selection and display of home price trends using the  Area Ranking Selection Screen and the Area Ranking Display Screen.


Index Selection

Clicking one of these buttons will define the Index Type, that you wish to rank.

Index Type

The index type defines the index displayed. It can be a zip code, county or regional level index, and within that category it can be further broken down into Tiers:

All: The index is created from all homes in that area.
Tier 1: The index is created from homes with prices less than $125,000.
Tier 2: The index is created from homes with prices greater than $125,000 but less than $250,000.
Tier 3: The index is created from homes with prices greater than $250,000 but less than $500,000.
Tier 4: The index is created from homes with prices greater than $500,000.
Condo: The index is created from Single-Family Attached homes.
Single-Fam: The index is created from Single-Family Detached homes.

List

Allows you to resort the items in the SELECTED box by percentage change, city or zip code.

Single Property Screen

Allows the computation of a current value for a specific house. It is composed of several sections.

The top left of the screen contains the property description information where the user is prompted for various property characteristics. These include: ZIPCODE, PURCHASE PRICE, PURCHASE DATE and CONDO.

The top middle of the screen contains the chart description information. It includes the county, city, Property ID, evaluation date and the Index Type for the property being displayed.

The top right of the screen contains the average price information for the county currently displayed; it includes the average price in the year the property was purchased and the average price for the most recent year. There are also several buttons to access additional functionality,  including:

The middle of the screen contains a chart of the index requested. The index values are charted by quarter over a 20-year period. The index numbers themselves are relative values. For example, a value of 120 in the first quarter of 1987 and a value of 180 in the first quarter of 1992 would indicate that house prices appreciated 50% over that 5-year period.

The bottom of the screen contains the VALUE of the property and the confidence SCORES associated with that value.

This is a list of all of the MMA's available in the HPA, it is used for selecting Counties.

Ok

Click OK to display the Chart once you have selected the County, ZIPCODEs and Tier.

(PURCHASE PRICE, PURCHASE DATE & CONDO code are optional.)


Options

This allows you to set automatic field clearing and printing after displaying a chart.

Print

Click PRINT to Print the current screen(s).

Property ID

This field allows the user to enter a Property ID, it is used for printing only.

Purchase Price

The purchase price is the price paid for the house on the purchase date.

See also: Single Property Screen |  Chart Selection Screen.


Purchase Date

The purchase date is the date the house was purchased. it is entered separately as month (MM) and year(YY).

For example: February of 1986 should be entered as: 02 / 86

Score

The score ranges from 0 to 100 and is a measure of confidence in the value given. A score of 75 or better is considered reasonably accurate. Higher scores indicate better accuracy.

Select County

To select, click on the desired item or group of items (hold the CTRL key down while you select to retain items you've already selected). The items you select will appear in the SELECTED box.

Selected

The items selected from the Select County box will appear here.

Selected Counties

These are simply a copy of the items in the SELECTED box from the Area Ranking Selection Screen.

Set Database Path 

This is used to point to the location of the HPA files. It is normally preset and should be left alone.

Time Period

The period for which the percent change will be displayed in the Area Ranking Display Screen.

Uses Left

This is the number of uses remaining until a new password is entered (the password can be obtained from MortgageRisk). The counter is decremented whenever a chart is displayed or area rankings are displayed.

Value

The value of the property is the current value (as of the evaluation date) and is derived from the displayed index. The accuracy of the value given is measured by the SCORE.

Zip Code

The zip code of the property.

Zip Codes

This is a list of the zip codes available to make charts for the selected county. Click on one to select it.

Reset

This button wipes all information on the screen.
