MortgageLists is a targeted list-building engine that provides detailed information on residential properties. This information is applicable for firms who perform tasks such as appraisal reviews, portfolio monitoring, quality control, risk management, and direct marketing.

MortgageLists produces targeted mailing lists in order to reach homeowners who are prospects for second/home equity and refinance loans. MortgageLists also enables customers to run counts, process orders and download files in real time mode over the Internet. The list engine allows users to select the appropriate geography, financial and demographic parameters on their own to tailor a targeted list.

MortgageLists maintains the following residential real estate databases:

  • Homeowner File: Contains homeowner information dating back as early as the late 1970’s -- over 43 million properties in more than 1,000 counties nationwide. From this database, selections can be made on such selects as geography, property type, year built, swimming pools, living area, length of residence, purchase price, purchase date, phone number, current home value and ethnicity.

  • First Mortgage File: Contains first mortgage/refinance information on homeowners. From this database, selections can be made on such selects as mortgage amount, origination date, lender name, lender type, rate type, loan type, rate, and lendable equity. This database is primarily used to identify homeowners with equity in their property who are candidates for home equity loans and refinancing. It is also used to target certain lenders such as finance companies or homeowners with specific LTV ratios.

  • Second Mortgage File: Contains information on homeowners who have existing second mortgages or equity lines of credit. This database covers 30 states or 25 million properties and dates back to 1988. From this database, selections can be made on mortgage amount, origination date, rate type, loan type and lender name. This data is primarily used to identify homeowners with existing seconds who are prospects for refinancing, targeting second mortgage lenders, and identifying refinance transactions.

MortgageLists compiles data through the following sources:

  • Data Sources: Created from the trust deeds and property tax information from county clerks' and tax assessors' offices. The files are updated monthly with new homeowner records. Historical updates are done based on the new monthly information. Every list is processed through standardization of address software (Accumail) to ensure maximum deliverability. For telemarketing applications, an outside national telephone database is used for appending and verifying up-to-date listings. MortgageLists is a member of the Direct Marketing Association. All prospects who are on the DMAs mail/Phone exclusion list and the state phone exclusion list are purged from the MortgageLists database.

MortgageLists computes data through the following methods:

  • MortgageLists estimates lendable equity in a property by using its proprietary Home Price Indexes. These indexes track sales of properties that have sold at least twice over a period of time. To estimate the current value of a property, its previous sales price is adjusted up or down by the percentage change in the index for that geographic area. Free equity is determined by examining the original first and second mortgage amounts, any refi’s, the sale price and the current market value of the property. A current LTV ratio can be computed using the same information. Current home values on individual properties can be found at Homepriceanalyzer.com. Interest rates on FHA/VA loans are taken directly off the actual loan files issued by the FHA/VA. Rates on conventional loans are computed using a monthly 30-year interest rate supplied by HSH.COM.
